Reutov is the most comfortable city in the eastern Moscow region on the Nedvio website

The city of Reutov begins immediately beyond the Moscow Ring Road on the eastern outskirts of the capital; entry into it is via the Gorkovskoye and Nosovikhinskoye highways and from the Novokosino district.

Public transport runs from the metro stations: “Vykhino”, “Novogireevo”, “Pervomaiskaya” (buses and minibuses) and “Kurskaya”, “Ilyich Square”, “Rimskaya”, “Novogireevo” (trains of the Gorky direction).

But, perhaps, the most important advantage: in the southern part of Reutov, the Novokosino metro station was opened, which fueled consumer interest in the city and brought new buildings in Reutov to one of the first places in the Moscow region market in terms of demand.

History of the city's development

History takes us back to those ancient times, when the defensive line of Moscow passed through the outskirts of Reutov, there were high towers with “reut” bells, which were rung when the enemy approached. Since then, a monument to the reut bell has been erected in the city.

The area, known since the 16th century, passed from one hand to another; by the middle of the 19th century, a paper spinning mill and a brick factory were built here.

At the beginning of the 20th century, a railway line passed here and the suburban train station “Reutovo” was built. It is interesting to note that the station with the name “Reutovo” still exists, but the city formed from the workers’ settlement of the same name in 1940 is called “Reutov”, that’s the only way.

Will Reutov become Moscow and when will this happen? What are the barriers to joining?

Reutov is the capital of high-tech discoveries, that is, a science city of the Russian Federation. The city is quite old, the exact date of its formation is unknown, however, most historians believe that this city was founded approximately in 1492-1495. This city has experienced many interesting events; after all, the city is the most comfortable city in the Moscow region.

Real estate

All residential complexes and new buildings in Reutov are represented by both infill development and entire blocks (neighborhoods 10 and 10a).

According to the latest urban planning plan, the city will grow upward, not outward, that is, instead of demolished dilapidated housing and on designated construction sites, high-rise apartment buildings will be built (25 floors is already the norm here).

The administrative and office center of the city is shifted to the station, public areas (offices, retail outlets, entertainment centers) will be located along the main highways - Gorkovskoye and Nosovikhinskoye highways.

Reutov is perhaps the most comfortable and best city near Moscow in the east of the Moscow region. He has received a lot of awards, and real estate prices are only rising.

Thus, in 2003, Reutov was recognized as the best city in Russia in terms of economic indicators of financial development, in 2007 - the most comfortable city in its group in terms of population, and in 2010 it was noted for the best development of the scientific and industrial complex.

Although, of course, if you are going to buy housing in Reutov and its environs, real numbers (what has been built and operates in the city) will be more important than abstract achievements. Let's look at them below.

Ecology

Due to the fact that Reutov is a science city, it does not have many industrial enterprises that pollute the atmosphere, while the air in the city can hardly be called clean.

Nearby enterprises are potential sources of emissions in the city: waste incineration plant No. 4, Moscow oil refinery and Lyubertsy wastewater treatment plant. Also, unpleasant odors periodically occur in Reutov. According to the Ministry of Ecology of the Moscow Region, their external source is the Kuchino landfill, which was closed in June 2022.

Transport and industrial enterprises are the main contributors to air pollution. According to the environmental passport of Moscow and the Moscow region, there are more than 300 enterprises in the engineering, metalworking, woodworking and food industries in and around Reutov, which have an impact on the environment.

More than 40 types of pollutants are emitted into the atmospheric air of Reutov, their gross emissions per year are more than 12 thousand tons. 124 stationary emission sources are equipped with gas cleaning installations; there are 683 of them in the city. Polluted air from Moscow to Reutov is carried by air masses, mainly from west to east, without encountering artificial barriers.

Economy

The bulk of industrial production - more than 80% - comes from the military-industrial corporation Scientific and Production Association of Mechanical Engineering. The enterprise provides the Armed Forces of the Russian Federation with new types of military equipment and carries out research and development work.

A large volume of industrial production also falls on the share of Mirital-Reutov LLC, which produces dumplings and semi-finished meat products. There is also a group in the city that, according to the analytical agency Autostat, is included in the list of ten automobile holdings in Russia.

Among the large and medium-sized enterprises in the city: Neftegazkomplekt LLC (production of oil and gas equipment), Palycha Company LLC (production of confectionery and bakery products) and the Reutov Prosthetics Plant (production of prosthetic and orthopedic products).

Transport accessibility

In general terms, Reutov is a logistically comfortable city in the Moscow region.

Its territory is divided into three parts by railways; on average, the journey from Reutovo station to Savyolovsky station takes 1 hour 18 minutes, to Leningradsky - 57 minutes. You can get to Kursky Station from the station in 20 minutes, from the nearest Stroika station - in 25 minutes.

The MKAD is the shortest route by car between the northern and southern residential areas of the city. The journey from the center of Reutov to the Savelovsky station along the Moscow Ring Road and Shchelkovskoe Highway without traffic jams will take 40 minutes.

According to the Yandex.Traffic service, as a rule there are no traffic jams on the streets of Reutov. Traffic may be difficult on the street. Lenin and st. New in the morning and evening, but does not exceed six points. Most often, congestion occurs on Nosovikhinskoye Highway when entering and exiting the city, as well as on Entuziastov Highway at the interchange with the Moscow Ring Road.

This year, Reutov was given a plot with the projected passage No. 4305 north of the railway; in 2019-2021 it was located within the city of Balashikha. In 2022, the city put into operation an overpass over the Gorky direction of the Moscow Railway.

In August 2012, the Novokosino station of the Kalininskaya Line of the Moscow Metro was opened in Reutov. The entrances to the metro are located at the intersection of Nosovikhinskoye Highway and Yuzhnaya Street, but from the northern part of the city it is still more convenient to travel to the Novogireevo station.

Thus, you can get to Moscow from Reutov by train, by minibus No. 926K from the Vykhino station and by metro. The minibus arrives in the northern part of Reutov, the metro is in the southern.

Real estate prices

The cost of real estate in Reutov is comparable to the prices of apartments in other cities near Moscow. In 2014, Reutov was recognized as the most expensive city near Moscow in terms of cost per square meter in new buildings. After the opening of the metro, the city actually merged with Moscow, which motivated developers to increase prices and the level of comfort of housing.

According to Domofond, the average price of one sq.m. in new buildings in Reutov in August of this year was 157.5 thousand rubles, which is 35% more than a year earlier.

Over the year, the cost of one “square” of secondary real estate in Reutov increased by 29.5% to 192 thousand rubles.

In a conversation with “Raztsvetay.Online”, Innokenty Yarygin, an expert on federal real estate in Moscow, noted the positive dynamics of prices for affordable housing options in Reutov. Over the past year, the cost of objects has increased by 15-20%.

“At the same time, there are no special reasons for this, real estate prices were rising everywhere and we also observed an increase in demand in remote locations. Due to rising prices, many buyers are ready to consider alternative areas that are more distant from Moscow,” said Yarygin.

He noted that in recent years Reutov has been actively developing; following the construction of new residential complexes, infrastructure, including social infrastructure, is beginning to be created.

“The higher the degree of “livability” of a location, the more attractive it is to potential buyers. Demand begins to grow, and prices follow,” added Yarygin.

He named the main advantage of living in Reutov - the location in relative proximity to Moscow. The infrastructure in the Moscow region can be described as developing, so the level of living comfort in this location will gradually increase as long-term investment strategies are implemented. “Investments in Reutov’s real estate can justify themselves well,” Yarygin concluded.

Attractions

There are few attractions in the city. Of architectural interest is the industrial development of the late 19th – early 20th centuries; the oldest building is a barracks for workers built in the 1840s.

There are also two monuments to Lenin in the city, and there is a city park near the station (the local population calls this area “Karaganda”).

As calculated by the City Administration, until recently 55% of trips to Moscow were for cultural and entertainment purposes, and 45% were on the way from home to work and back. Now there is a trend towards an increase in work trips (already 55%, and according to forecasts by 2022 they will reach 70%).

What does this mean? This means that the presence of its own infrastructure, walking places and opportunities for additional activities in the city (sports, hobbies, social life, cultural events) satisfy the basic needs of Reutov residents “on the spot”, and they do not need to go to Moscow for this.

Obstacles to Reutov joining Moscow:

Be that as it may, the authorities decided to consider this initiative and 100,000 votes are required to join. And less than a third of this condition is achieved. Basically, people comment on the refusal of this initiative in the following way: “Nobody forced you to buy housing in this city.”

People who have lived in this city for a long time are afraid of such a thing as an increase in utility bills and, in general, any prices. People who are afraid of negative changes in numbers prevail over the initiators of the opposite demand. These conversations are said to come up every year. One of the participants stated that “Moscow does not need such a residential area with giant houses, pensioners, children and social services. Forget about payments.”
