We select new buildings in the best microdistricts of Balashikha

Balashikha has been the largest and most developed city in the Moscow region for several years. The tense transport and environmental situation is compensated by infrastructural advantages.

The portal KVARTIRAzaMKAD.ru studied the features of the city and selected the most successful microdistricts where you can buy an apartment in a new building in Balashikha.

Balashikha is located in the east of the Moscow region. In fact, the city is located on the border with Moscow, but from the conditional center of Balashikha to the Moscow Ring Road it is 6 km along the Entuziastov Highway.

Borders and coat of arms of Balashikha

According to data for 2022 the total area of Balashikha is 9,780 hectares, and the population is 450,000 people. A noticeable “jump” in these indicators occurred in 2015, when the city of Zheleznodorozhny became part of the city. We looked at the improvement and analysis of the real estate market in Zheleznodorozhny separately in another review.

The closest neighbors are the cities of Reutov, Lyubertsy, Shchelkovo and Staraya Kupavna.

Transport accessibility of Balashikha: will there be an end to traffic jams?

Balashikha is notorious for its difficult transport links with Moscow during rush hours. The capacity of the old Shchelkovskoe and Gorkovskoe highways can no longer cope with the flow of local and transit motorists and gives rise to a whole range of problems. The environment is deteriorating, residents are in danger, the private sector is suffering from cars rushing to avoid traffic jams.

In 2015, authorities began a project to improve transport infrastructure. The first results should appear in 2017-2018. The new interchange will separate transit and urban transport. Key points at the intersection of the highway. Enthusiasts from Obezdny Highway, st. Sovetskaya and Leonovsky highway. In addition, this area is planned to be landscaped and landscaped. In the meantime, drivers patiently make their way through traffic jams along construction fences.

Construction of an interchange on the Entuziastov Highway in Balashikha

Future plans include creating a backup for the Shchelkovskoye Highway and expanding the Nosovikhinskoye Highway for residents of Zheleznodorozhny, solving local problems at crossings in Saltykovka and the village of Chernoye, and extending the Leonovskoye Highway.

Novogireevo and Shchelkovskaya are the nearest metro stations, from where you can get to different parts of Balashikha by bus or minibus. Travel time depends on the destination and traffic situation. Ideally, you can get to Balashikha in just 20-30 minutes. Within the city there is a wide variety of routes connecting areas with each other.

In Balashikha there are 2 railway branches of the Gorky direction: one leads to the central microdistricts of the city, where the depot ends, the other leads to the city of Zheleznodorozhny and further to Noginsk. Electric trains from the Balashikha platform run rarely, about once an hour, but are very popular, because... allow you to get to Moscow without traffic jams. Travel time to Kursky Station is only 40 minutes.

Holy Trinity Church (Pavlino)[edit]

Trinity Church

built in 1778 by K.I. A blank designed by an unknown architect, in the style of French classicism.

The temple has two bells, with rounded corners, and is decorated with Corinthian columns. The western facade is created in the form of a triumphal arch, on the sides of which there are three-tiered bell towers with spiers. Inside the temple is decorated with exquisite stucco garlands and angel heads. The two-tier iconostasis has survived to this day almost undamaged.

The artistic value of the interior is complemented by icons from the turn of the 19th and 20th centuries in large gilded icon cases. This allows you to admire the solemnity and splendor of the interior decoration of the Trinity Church, which captivates you from the first minutes of your stay in it.

Ecology of Balashikha: looking for locations favorable to life

Environmentalists include Balashikha on the list of the dirtiest cities in the Moscow region. On the territory of the city there are 3 chemical plants, 3 military-industrial enterprises, mechanical factories, as well as bread and alcoholic beverage production. Every year they emit dangerous amounts of harmful substances into the atmosphere, which poison the atmosphere and water bodies.

According to environmental assessments, most of Balashikha’s reservoirs are assigned hazard class 4, which means “very dirty.” Pekhorka River, lake. Mazurinskoe in the Gorensky forest park, lake. Yushino and the others are considered unsuitable for swimming. True, as usual, this stops few people. The famous Bear Lakes, where residents from different parts of the Moscow region go, have struggled to withstand the influx of vacationers in recent years.

R. Pekhorka in Balashikha

And yet the main cause of pollution remains anthropological. Kilometer-long traffic jams aggravate the situation. The wind from the capital covers Balashikha with emissions from the Moscow Ring Road and industrial zones.

The rapid pace at which Balashikha was built up seriously reduced the volume of forest areas. Defenders were able to stop many precedents of deforestation, but this is no longer the green Balashikha that it was in the early 2000s.

City forest park

Literally at the end of June 2022, residents won another environmental victory, getting the president to close the huge Kuchino landfill. Unfortunately, it is impossible to say yet what will happen next. Will they start collecting garbage in Noginsk, Lyubertsy and Klin, as Minister of Ecology Alexander Kogan promises? Or will they just wait until the media background calms down?

And yet, many picturesque places and forest parks have been preserved in Balashikha. Many new buildings are being built on the outskirts of the forest, luring buyers with picturesque views and the opportunity to walk along forest paths. True, no one guarantees that in 5-10 years the trees under the windows will not be cut down to create new square meters.

According to my observations, the quietest and most comfortable microdistricts are Balashikha-2, Balashikha-3, microdistrict. 22 and Saltykovka. In the Lukino and New Izmailovo areas there are also forests, but there is also highway noise and an industrial zone. In addition, these are actively developing areas, which means that the border with the forest may move further and further.

Economy and industry of Balashikha

The main part of the city's economy is made up of scientific and industrial enterprises specializing in the manufacture of complex equipment for aircraft, cryogenic equipment, wood and plastic goods, gas production, metal structures, reinforced concrete, paint and water filters.

The largest companies in Balashikha, making the largest contribution to the city budget:

  • Balashikha Foundry and Mechanical Plant;
  • Balashikha truck cranes and manipulators;
  • LindeGazRus;
  • Rubin Corporation;
  • Akzo Nobel Decor;
  • Parliament production;
  • METTEM-Technologies;
  • Cryogenmash;
  • 345 mechanical plant.

Infrastructure of Balashikha

The infrastructure in Balashikha can be assessed by the saying “somewhere it’s empty, somewhere it’s dense.” If we look at the central microdistricts of Balashikha-1, Pervomaisky, Yuzhny and Balashikha-2, we can see that the main shopping and entertainment infrastructure is concentrated in them.

There are markets, shopping centers, hypermarkets and shops. There are 3 cinemas, cafes, popular chain eateries, restaurants, bars and entertainment clubs. Residents enjoy relaxing in the central park, visiting art galleries and events in cultural and leisure centers.

Cinema and hotel

New microdistricts - Lukino, Vostochny, Gagarina, Aviatorov, Novoye Izmailovo - offer only the necessary minimum food and household needs.

This seems uncritical, but many microdistricts of Balashikha are isolated from the central part. For example, it is easier for a resident of the Vostochny microdistrict to go to a Moscow cinema than to get to the center of his city. And the residents of Novoye Izmailovo have a choice - to drive through traffic jams to Moscow or the center of Balashikha. From many microdistricts, getting to others on foot is very problematic, because... the path goes along the highway.

The social infrastructure of Balashikha is trying to rise along with the growing residential areas. 2016 was marked by increased attention to the problems of workload in government institutions and the needs of young neighborhoods.

At the moment, in each of the isolated microdistricts of Balashikha there are at least 1-2 schools and kindergartens. In the central part of the city, in addition to general educational institutions, there are gymnasiums and schools with in-depth study of subjects, 1 correctional school and a sanatorium-forest school. 6 universities have been opened on the territory of Balashikha.

Lyceum in microdistrict Lukino

Kindergarten in Balashikha

There have also been positive changes in the healthcare sector. In 2016, a maternity hospital began operating, outpatient departments were opened in three microdistricts, and major renovations were made to 7 medical facilities. institutions. Medicine is most accessible in Balashikha for residents of central microdistricts. Patients from Novy Izmailovo, Lukino and Gagarin are still forced to go to institutions in neighboring microdistricts, getting there by car or public transport.

The building of the city clinic No. 3 in Balashikha

Balashikha has enormous opportunities for sports. Here you can find a lot of familiar sections and more rare sports. In the Pervomaisky microdistrict there is a large ski complex “Fox Mountain”. In addition to sports, the city has a wide range of other creative sections for adults and children.

The main attractions of Balashikha are the Pehra-Yakovlenskoye estate and the Gorenki estate with a large botanical garden.

Comfort of the urban environment of Balashikha

In Balashikha, one can highlight both important positive aspects of improvement and disadvantages. In general, the work on a comfortable environment in the city is noticeable: these include modern traffic lights, bright playgrounds, and well-maintained parks.

Public transport connects scattered microdistricts, however, covering some areas on foot is very problematic.

For an ideal picture, safe and convenient crossings through busy highways and streets are not enough. This is especially a difficult task for people with disabilities and mothers with children.

The city looks neat. There are many children, young people, and expectant mothers on the streets. Although Balashikha hosts quite a lot of visiting migrants, the criminal situation here is calm. The city is considered fairly safe, with a low crime rate.

The official website of Balashikha publishes news and city events daily. In active groups on social networks, residents of Balashikha actively share problems and seek advice. Communities are even monitored by municipal employees, promptly responding to citizen complaints.

Secondary real estate market in Balashikha

Those wishing to buy an apartment in Balashikha on the secondary market will easily find a lot of offers. Unlike other cities near Moscow, there is a large assortment of apartments in new buildings, commissioned 5-10 years ago. In terms of the development of the secondary market, Balashikha can safely be called a leader in the region.

At first glance, the prices are frightening in their contrast. Next to the inexpensive offer in a new house (80 thousand rubles per sq. m), a “one-room apartment” in an old five-story panel building with a price tag of about 100 thousand rubles may be put up for sale. per sq. m. However, general price patterns are amenable to analytics. Thus, in microdistricts remote from the center, an adequate price per square meter in Balashikha is 75 - 85 thousand rubles as of June 2022. In houses with convenient transport accessibility, additional amenities or high-quality repairs, the price can rise to 106 thousand rubles. per sq. m.

You can buy an apartment in a panel house in Balashikha in the Yuzhny microdistrict, microdistrict. 22, Aviators and Lukino. These include both buildings of the last century and modern panel housing construction.

Brick houses in Balashikha are found in the “old” part of the city – the Balashikha-1 and Balashikha-2 microdistricts.

Brick houses in the city center

You can buy an apartment in a monolithic building in Balashikha in the districts of New Izmailovo, Lukino, Yantarny, Pole Chudes, microdistrict. Gagarin. There are such houses in the central part of the city, in recently completed new buildings.

Microdistrict Lukino

In microdistrict New Izmailovo and Pervomaisky one-room apartments cost 3.5 - 4 million rubles, two-room apartments cost 4.5 - 6.0 million rubles, and three-room apartments from 6.5 million rubles. Similar high prices in the microdistrict. Yantarny and Izumrudny due to their proximity to metro station Shchelkovskaya. But in the microdistrict. Balashikha-1 there are many inexpensive offers from 2.5 million rubles. for a one-room apartment.

In the Balashikha-2 and 3 microdistricts you can also find affordable options. For example, “odnushki” from 2.6 to 3.7 million rubles.

In microdistrict New World, Field of Miracles, Lukino, Gagarin, Aviators and microdistrict. 22 many new high-rise residential buildings. Here prices start from 3 million rubles. In young neighborhoods on the secondary market you can buy a studio in Balashikha or, conversely, find a four-room apartment for a large family.

The completed residential complex “Pearl of Balashikha” has apartments starting from 3 million rubles. This microdistrict is separated from the rest of the city by a forest and railway tracks, but it is closest to the Balashikha platform, from which it is convenient to get to Moscow.

The monolithic residential complex “Akvareli” from the developer “Tekta Group” was recently put into operation. The project is notable for its location in the central part of the city. Some are confused by the immediate proximity to the Leonovsky cemetery and the industrial area opposite.

However, there are also significant advantages: proximity to shopping and entertainment infrastructure, a walking area near the river. The beauty and dignity of the complex itself. There are still apartments available from the developer with a price tag ranging from 62 to 86 thousand rubles. per sq. m.

History of Balashikha district

Let's touch on the main milestones in the history of this Moscow region:

  • 1939 - the workers' village of Balashikha becomes a city under regional subordination.
  • 1941 - Balashikha becomes the regional center of the former Reutovsky district, and the formation itself is renamed Balashikha district.
  • 1952 - Balashikha becomes a city of regional subordination, and the workers' village of Zheleznodorozhny (formerly the dacha Obdiralovka) becomes a city of regional subordination.
  • 1963-1965 - The area was abolished and rebuilt again.
  • 1970 - the city of Reutov was removed from the district.
  • 2004 - Balashikha district officially became an urban district.
  • 2011 - Balashikha administrative district was finally abolished.
  • 2014 - merger of Zheleznodorozhny and Balashikha, retaining the name of the latter.

Review of new buildings in the city of Balashikha

Many people, when choosing a new building in Balashikha, are guided by the convenience of the location. Some people need to get to Moscow along the Shchelkovo direction, for others it is more convenient to travel through Novogireevo. Some people prioritize other factors.

Some projects in Balashikha already offer a comfortable environment, while others are still densely built-up islands with a minimum of infrastructure.

The residential complex “28 microdistrict” from the developer “DM-Holding” in the Pervomaisky district is highly appreciated. The infrastructure here is well developed, it is quite convenient to get to Moscow. You can buy an apartment in an already completed building or purchase one in a building under construction, which is still at the excavation stage. Its delivery is scheduled for the 1st quarter. 2022

The residential complex is being built on the site of dilapidated housing being resettled, so each of the 5 planned buildings is being built one by one. As of June 2022, in a rented house the cost per sq. m. m. is 80 - 117 thousand rubles, and in a building under construction - from 69 to 83 thousand rubles. You can purchase an apartment with or without finishing from the developer.

Housing to be demolished in Balashikha

6 monolithic brick houses are planned in the residential complex “Pearl of Victoria”. Of these, 5 have already been commissioned, and the completion of the last is scheduled for mid-2017. The complex is being built on the outskirts of an urban area next to a forest and a couple of lakes.

The developer of PKF Victoria-5 does not build educational institutions, inviting residents to take their children to the kindergarten and school in the neighborhood. You can buy an apartment in a building under construction at a price from 56 to 79 thousand rubles. per sq. m, there are also several offers left from the developer in already occupied houses.

Residential complex "Mkrn." is in demand. 25" in Balashikha-3 from the developer "SU-155". These are 5 panel buildings in the green part of the city next to the lake. Baboshkino and the Cryogenmash sports stadium. Houses are being built on the site of dilapidated low-rise buildings.

Completion of construction is scheduled for 1 sq. 2022 The first three buildings have already been commissioned and occupied. It is curious that there are no apartments left for sale. They can only be purchased on the secondary market or by assigning rights to the DDU.

Plot for construction of new buildings

One of the large-scale residential projects in Balashikha is the Edelweiss-Comfort residential complex. There will be 16 monolithic brick houses. Of the 10 declared infrastructure facilities, it is currently known about the construction of a kindergarten for 160 places and a medical center attached to one of the buildings.

Now 3 buildings have already been occupied, 2 more are awaiting completion, 3 are at the excavation stage - their commissioning is scheduled for 2 quarters. 2022. It is curious that the yard turned out to be a very spacious, car-free area.

Inner courtyard of the residential complex "Edelweiss-Comfort"

In the completed buildings of the Edelweiss-Comfort residential complex, the cost per sq. m. m. from 75 thousand rubles. In houses in a high degree of readiness from 53 to 84 thousand rubles. per sq. m. In buildings at the foundation pit stage 52 - 60 thousand rubles. per sq. m. as of June 2022.

Due to its remote location from city infrastructure, the project somewhat loses its attractiveness. Fortunately for residents, two types of minibuses regularly run to the residential complex.

Construction of the residential complex "Edelweiss-Comfort"

The isolated microdistricts of Balashikha continue to actively develop. Residential complex "Novogireevsky" in the microdistrict. New Izmailovo, although located closer than others to Moscow, has a number of disadvantages. There are no medical institutions here, and among educational ones there is only 1 school and a kindergarten. Getting along the Entuziastov Highway to the necessary urban infrastructure is far away and problematic.

The developer FSK Leader has planned the delivery of two monolithic buildings for 2022. The cost of apartments in the Novogireevsky residential complex ranges from 68 to 123 thousand rubles. per sq. m. depending on the readiness of the building.

Construction progress of the Novogireevsky residential complex

Microdistrict New Izmailovo

The Lukino microdistrict, where the New Lukino residential complex and the New Alekseevskaya Roshcha residential complex are being built, is immediately associated with a residential area. These are cramped blocks of high-rise buildings indistinguishable from each other. So far there is a very meager range of infrastructure here: a school, a lyceum and two kindergartens.

Residents are waiting for the construction of health and fitness centers, medical and children's institutions. Moreover, the developer GC Granel Development plans to build 11 more residential buildings.

The residential complex “Kvartal Lukino” will be commissioned at the end of 2022. In two monolithic brick buildings prices per sq. m. m. from 60 to 76 thousand rubles. In the residential complex “New Alekseevskaya Roshcha” the first buildings are planned to be commissioned in the 2nd quarter. 2022 Apartments are sold from 57 to 84 thousand rubles. per sq. m.

Residential areas of the Alekseevskaya Roshcha residential complex

Residential complex project "Mkr. Shchitnikovo" (residential complex "Yantarny") is already 2/3 completed by GC "PIK". 2 panel buildings are being prepared for delivery. A small pool of remaining available apartments is sold at a price of 90 – 92 thousand rubles. per sq. m. Despite the relative proximity to the station. m. Shchelkovskaya, due to traffic jams the microdistrict feels isolated. The children's institutions available here are under high pressure.

In an identical situation next door is the Izumrudny residential complex. The last 10th building should be commissioned in mid-2022. Here you can buy apartments at prices ranging from 63 to 99 thousand rubles. per sq. m.

Apartments in the residential complex "Izumrudny"

Among the new buildings in Balashikha, there are mainly high-rise large-scale development projects that form islands of stone jungle. But for those who want to buy an apartment in Balashikha in a low-rise residential complex, there are options.

For example, the Sacramento residential complex has 114 houses designed for 8 families. The first stage has already been commissioned and sold. Commissioning of the second stage is scheduled for Q2. 2022 You can buy an apartment in the Sacramento residential complex at a price from 57 to 66 thousand rubles. per sq. m.

Another project is being built on a field plot 300 meters from the Moscow Ring Road. A large residential area of 10 buildings, social institutions and commercial facilities will appear here. The choice of location at the intersection of the busiest highways in Moscow discourages potential buyers.

In addition, the location does not provide significant advantages over residents of remote residential complexes. Prices for the first panel buildings range from 68 to 102 thousand rubles. per sq. m. The apartments are expected to be fully furnished. The houses are scheduled to be delivered in the 2nd quarter. 2022

For those who want to buy an apartment in Balashikha at the initial stage of construction, there are options in the new buildings of the New Alekseevskaya Roshcha residential complex and the Edelweiss-Comfort residential complex discussed above. Two more projects can be considered in a longer term.

The construction of the second phase is planned in the residential complex “Your Dream Address”. The developer Housing Capital commissioned the first buildings more than 5 years ago and is now waiting for the opportunity to begin a new stage. The Pehra residential complex is at the design stage, which is planned to be built on the banks of the river. Pekhorka.

Impressions and conclusions

It is not for nothing that Balashikha is in demand among buyers. The infrastructure and residential real estate market are well developed here. They are trying to solve problems with transport accessibility and overloaded social institutions at the very least. Despite the unfavorable environment, the city has many places for walking and outdoor recreation.

And yet, when buying an apartment in Balashikha, you need to be prepared to patiently overcome traffic jams, and be understanding of public transport that is busy during peak hours and the fragmented location of neighborhoods. Taken together, the most comfortable places to live are the Pervomaisky, Yuzhny, Balashikha-1 and 2 microdistricts. 22.
