Vidnoye is one of the few cities in the immediate Moscow region whose transport accessibility in the near future does not raise concerns. The portal KVARTIRAzaMKAD.ru evaluates the level of comfort of the city
The city of Vidnoye received its present name in 1902 due to the fact that it is located on a hill. And so far it lives up to its name: in 2006, Rosstroy recognized it as the most comfortable city in Russia (with a population of less than 100 thousand people).

How much he will be able to confirm his reputation in the future is still a question, since he will have to compete in a different weight category: after all, the entire Leninsky district will soon become a city district - Governor of the Moscow Region Andrei Vorobyov announced this on November 11, 2015. Thus, the following villages will join Vidnoye: Aparinki, Dydyldino, Tabolovo, Tarychevo, Spasskoye, the village of Ermolino and the village of Leninsky.

So far, according to official statistics, 62,355 people live in Vidnoye. The draft master plan for the city provides for the construction of kindergartens for 3,685 places and about 10 thousand additional places will be created for schoolchildren. The city should also have several physical culture and health centers, with a total capacity of 700 people, as well as a large center for additional education with 1,000 seats.

The city of Vidnoye is located near the capital - just 3 km south of the Moscow Ring Road . It received its name when it was still a village on a hill, which today is called Teplostanskaya.
The name was received in 1902, but the status of the city was received only in 1949. Before this, Vidnoye remained a workers’ village, to which the village grew back in the 1930s. A city-forming enterprise was built here, which is still successfully operating today. This is the Moscow Coke and Chemical Plant, which produces products for the metallurgical industry.
Today Vidnoye is the Leninsky district of the Moscow region, its administrative center. The city has its own coat of arms (it was approved in 2008 and was developed according to all the rules of heraldry). It allegorically reflects the story of Vidny. The phoenix in the center of the shield symbolizes the coke industry, with the development of which the history of the modern city began. The border of the coat of arms, consisting of yellow and green stripes (rafters) on one side, indicates the scaffolding and the building material that was used in the construction of the first buildings.
According to data as of 2022, the population exceeds 66 thousand people. Moreover, this figure has been growing steadily over the past decade.
The city is considered promising in terms of purchasing real estate and moving. In 2006, it was recognized as the most comfortable city in Russia (in its category, that is, among cities with a population of less than 100 thousand people).
The area of the city is 18 square meters. km. There are two postal codes here - 142700 and 142704.
In the east, Vidnoye’s neighbor is the city of Lyubertsy, in the west - Odintsovo. Leninsky district directly borders the capital. A number of government agencies in the Southern District also serve Vidnoye. In some cases, it is useful to know which authorities to contact.
New buildings
As of October 2016, 11 projects with 2,900 apartments being sold were presented in the city. The average cost of a square space is 86.3 thousand rubles/sq.m. m. The price showed positive annual dynamics relative to the same period by approximately 8%.
The following changes occurred in the structure of supply on the primary market of Vidnoye over the year: the volume of supply increased by 0.5%, the volume of economy class supply decreased by 62%, and the volume of comfort class supply also decreased by 9%.

“It is worth noting that over the year the primary market of the city of Vidnoye has been replenished due to the release of two new projects – the residential complex “Eco Vidnoye 2.0” and the residential complex “Vidny Gorod”. The bulk of the supply in the city’s primary market was represented by monolithic-brick comfort-class houses - 80%, the share of new economy-class buildings was 16%, business class accounted for 5%,” notes Yulia Sapor, head of the Est-a Analytical and Consulting Center -Tet.

Only 12 projects are presented on the primary market of the city of Vidnoye. The mass segment predominates, the business class is represented by one project - RastorguevoVillage.
If we consider the weighted average price for a location depending on the number of rooms, we obtain the following data:

“The price in the “business” segment is lower than in the “comfort” segment, which is explained by two reasons: only 1 project is being implemented on the market in this segment and it involves apartments, and also by the fact that the developer does not raise the price due to numerous postponements commissioning,” explains the low cost of the higher segment, Georgy Novikov, head of the analytics and consulting department.
Among the new buildings presented, the most interesting projects can be identified. Firstly, this is Rastorguevo Village, which, despite the delay in delivery of the facility (and they were recently postponed again - now to the 3rd quarter of 2022), has a number of advantages: a sports and fitness complex, tennis courts, above-ground and underground parking.
Rastorguevo Village, in fact, is a club village with underground parking and a courtyard without cars. The advantages include the height of the complex, limited to 6 floors, and very good layouts, facade solutions that combine wood finishing with glazed “floor-to-ceiling” balconies and a fully glazed upper floor.
The downside is that legally it is an apartment complex, which excludes registration in it, increases operating payments and the opportunity to take a child to a municipal kindergarten or school, as well as receive medical care in local non-profit hospitals and clinics. However, with a stable financial situation, of course, it is possible to make up for these shortcomings in Vidnoye’s commercial establishments.

Secondly, another interesting project is the Vidny Gorod residential complex from Urbangroup with original architecture and a large number of layout options, as well as the presence of several finishing options. The fact that this is one of the most interesting projects in the location is confirmed by the high sales rates.

Further, the most interesting terms of purchase are from the Yuzhnoye Vidnoe residential complex (developer - RDI).

A big plus is the presence of its own embankment and landscaped area, which the developer will implement according to the European premium class concept. Courtyards without cars, sports and playgrounds, schools and preschool educational institutions, shops and cafes, plus a good view from the apartments and access to the Moscow Ring Road - all these elements of the project can be recommended for purchase. Prices start from RUR 69,700/sq.m. m, apartments from 2 million rubles.
History of origin
It is difficult to say when the first settlement appeared in these places. Written mention dates back to 1651, when a certain hunter named Afanasy Zabolotsky received land here . Later, apparently, a manor was built. In documents of the 1830s it is mentioned as Vidnoe. At the beginning of the twentieth century, this estate was purchased for a holiday village. Today, on the site of the estate itself there is a training center for the fire service.
The modern city is partly located on the site of the Rastorguevo railway station, named after the merchant near whose estate it was built. Another village that has become part of the city is Timokhovo. This name was reflected in the name of the park and pond, but nothing remained of the village itself in the 1980s.
The village of Zhukovo was also completely demolished, although in the middle of the last century it was a quite prosperous collective farm. But Ermolino never became part of the city, but is considered part of the urban settlement. By the way, in this village there is one of the attractions of the area - the almost two-hundred-year-old Church of St. Nicholas.
Adjacent to the city from the south is the village of Tarychevo, which is also part of the settlement.
Transport connection
Vidnoye is a nearby Moscow region , which is what makes it so attractive. You can get to the city either by train or by bus. The distance to the Moscow Ring Road is only 3 km, so it’s quite possible to travel from Vidnoye to work in the capital every day, especially if you have your own car. You can get to the Moscow Ring Road in just 10 minutes.
The M4 Don highway passes through the city. You can also get from Moscow to Vidnoye via Kashirskoye or Varshavskoye highway. This route is a little more difficult, but in terms of time it turns out almost the same as along the M4 Don highway.
You can also use public transport. There is a railway station in the city. The train to Moscow takes only 35 minutes. There are several options. For example, you can take the “Moscow-Uzunovo” or “Moscow-Barybino”. When choosing, you need to focus on the schedule and your work schedule. It should be noted that any train from here goes to Paveletsky Station.
There are other options, for example, buses (No. 364, 471, 489). There is no metro in Vidnoye. To get into the city, in the capital you need to get to the Domodedovskaya or Kantemirovskaya metro stations, and then take the bus.
City transport is represented by minibuses, buses and trolleybuses (4 routes operate). So getting to school, kindergarten or medical facility will not be difficult.
Prospects
The further development of the settlement and its integration into Moscow is closely related to the expansion of infrastructure capacity. A serious step in this direction could be the opening of the MCD5 branch “Pushkino – Domodedovo”, which is planned to run through the city of Vidnoye by 2025.
The picture characteristic of the modern Moscow region with the gradual merging of settlements with the capital is a continuation of the all-Russian trend. The capital is a center of attraction for residents from impoverished regions, while there is practically no free land in Moscow - this leads to large-scale developments in Moscow cities. This “densification” of the population requires a rapid reorganization of transport and social infrastructure. One answer here is the ICD.
The standard of living in this locality is no longer different from Moscow, the only thing missing is a metro. Otherwise, there are the same shopping areas, there are enough places for entertainment and leisure. In addition, the nearest Domodedovskaya station is less than half an hour away by minibus (No. 364). Transport to Moscow runs frequently, starting from 5.30 in the morning until 23.30 in the evening. In fact, Vidnoye is already part of the capital. Formal reorganization is possible in the future, with further development of the territory and the convergence of new microdistricts with the Moscow Ring Road.
Ecological situation
The proximity to a coke plant can be confusing. But in fact, the environment is in good condition. There is a large industrial enterprise here, but there are no waste incineration plants or large landfills, which in practice harm the environment much more than a coke industry enterprise (provided that it complies with all safety requirements, and in this case it is).
In general, the city is considered green:
- It is located at a great distance from noisy highways.
- There are several great parks here. For such a small city this is quite a rare occurrence. For example, city residents love to walk in Central Park. This is a great place for a family vacation. There is a fountain, attractions, and a stage area for children's parties.
Rastorguevsky Park was laid out back in the 1920s. In summer people come here to enjoy the linden blossoms, in winter they celebrate Maslenitsa. Timokhovsky Park covers an area of 15 hectares. More than 140 plant species grow here. But perhaps the most attractive is the Vidnovsky Forest Park. Its area exceeds 250 hectares. At the same time, there is a very diverse vegetation here - birches, oaks, aspens, pine trees.
In addition, there are several small reservoirs, which also has a positive effect on the environmental situation in the city. The Eriginsky and Hilly streams, the Kupelinka River flow here, and there are Maly Tarychevsky and Pugovinsky ponds.
Developed infrastructure
The city of Vidnoye with a population of 66 thousand people cannot be called large. The infrastructure is quite adequate for this number. The situation with kindergartens is approximately the same as in most cities in the Moscow region: there are not enough places.
The problem is partially solved through private gardens. There are several of them operating in Vidnoye. They have all the advantages of conventional ones. The only drawback is the lack of its own fenced area for walking. On the other hand, the groups in such kindergartens are small, and teachers often cope better with them. So, even in an ordinary yard, it’s easier to ensure safety while walking.
Operating in the city:
- more than 10 secondary schools: the head of the administration promises to further develop this area;
- There is also a gymnasium, but it is difficult to get into it.
As for further education, it can be continued at the Moscow Regional Socio-Economic Institute or a vocational college. Of course, you can study in Moscow, because getting to the capital is not difficult.
The sports infrastructure in the city is well developed. It has its own sports palace, football stadium, ice rink, and swimming pool. The city has several children's and youth sports clubs. Main pride:
- hockey team "Metallurg";
- women's basketball club "Spartak", champion not only of Russia, but also of the Euroleague.
As for urban medicine, there is a regional clinical hospital in Vidnoye, which has a hospital with more than 500 beds. There are also children's and adult clinics, and a dental clinic. There is also a maternity hospital at the entrance to the city. Of course, with such a population, the queues are quite long, but there are small private clinics that partially compensate for this shortcoming. And if necessary, you can go to Moscow for treatment.
As for other infrastructure, a trade cluster with an area of about 60 thousand square meters should be put into operation by 2022. m. The city administration hopes that this will not just improve the city infrastructure, but will help solve the problem of lack of jobs in the city itself. After all, only a small number of vacancies are provided by the local labor market. Basically, residents have to travel to work in the capital. Of course, every news about such a center is perceived by townspeople as positive. One can hope that with the advent of the facility there will be more entertainment in the city itself.
Moscow agglomeration
The Moscow metropolitan region, or, in other words, the agglomeration, includes not only the capital of Russia itself, but also a suburb consisting of smaller cities and towns.
Today, the near belt of the Moscow agglomeration includes 14 cities and several villages. Many people ask the question: Is Odintsovo, Vidnoe Moscow or the Moscow region? These cities make up the suburban, or immediate belt, and are actually satellite cities of the capital. All of them are located no more than 30 km from Moscow.
Main attractions
Those who want to move to Vidnoye are usually interested in attractions only as an addition to the infrastructure. However, there are several interesting objects here. Almost every resident can show Sovetskaya Square, where the historical and cultural center is located. There is a very small exhibition there, which mainly presents items found during excavations of ancient burials, but it will be interesting for history buffs.
Another famous object is the Catherine Hermitage. His photograph is often found on historical sites. Today there is a functioning monastery here. But once upon a time the village of Vidnoye was notorious for the fact that the so-called Sukhanovka, or Sukhanovskaya prison, was located on the premises of the monastery. During the years of Stalin's repressions, especially important prisoners were kept here, for example, Nikolai Yezhov and Isaac Babel.
The estate located on Rastorguevskoye Highway has a similar name “Sukhanovo”. It was once a magnificent monument of Russian classicism, but has long been in need of restoration. Today the old building rarely attracts tourists.
The Assumption Church deserves attention. Before becoming a magnificent structure with a gate bell tower, it was a small church erected in honor of the victory over the Swedes.
City districts
Those who would like to live here need to imagine how the city is divided into districts. When meeting for the first time, you may need a map. But in general, it must be remembered that the railway naturally divided the city into western and eastern parts, the latter being built up mainly with high-rise buildings. As for the western one, there used to be country houses there, but today it is also a city area, albeit with an old type of building.
If you want to buy a home here, you need a more detailed plan. It must be remembered that city residents rarely use official administrative names. Indeed, the phrase “first microdistrict” sounds faceless and official.
The old part of the city was formed during the construction of the city-forming enterprise. This is mainly the area of the center, for example, Zavodskaya or Shkolnaya streets. Sometimes local residents say about some object located here that it is new. In fact, we may be talking about high-rise buildings that appeared here in the 1970s.
If the building is indeed a new building, then it is located on the territory of former collective farms that were recently annexed to the city. Here the microdistricts bear the names of the corresponding residential complexes, for example, Zavidnoye or Butovo Park.
The private sector remains in the western part of the city. Although the detailed plan shows that there are three- and five-story apartment buildings there too. This is not the area closest to the main transport interchange. Housing here is not particularly popular, which affects property prices.
There are, however, quite interesting objects here, which are something like townhouses. Apartments are quite expensive, especially since you can set up a garden and install a playground or garage in the local area. Some buyers are looking for direct contact with the owners of such properties. But it’s better to contact a private realtor or agency. Specialists always have up-to-date information regarding the offers available on the market.
